The cultivation is divided between three different fields: 222.3 acres on the west side, 343.7 acres on the east, and 22.0 acres on the south across the highway. They are all currently planted in winter wheat, being farmed by a tenant on a share crop basis on the thirds. Care has been taken in the past by rotating crops to restore nutrients to the soil and to control weed invasion. The fields have been fertilized with each years planting as well. Most of the land is flat, with a slight slope on the west field and small draw running through the east. The soils are sandy loam, great for small grain crops, hay, or could be put in coastal bermuda grass for running cattle.

CONSISTENT INCOME:

The 588 crop acres includes 561.1 acres with a cotton base of 293 lbs, for an annual FSA payment of $9,320. The CRP acreage is primarily on the north and east sides and consists of tall switch grass, bluestem, love, and mixed native grasses. This land is enrolled in the CRP program until September 30, 2021 and pays $11,329/year, or $33/ac. Between these two programs, there is consistent income of $20,469 coming from the land, in addition to the income produced from growing crops, raising cattle, etc.

WATER:

Water is very shallow here, but not in sufficient quantity to irrigate. Stock tank wells for cattle can be hit with in 20 depth. Six water wells are scattered across the land (two on the west field and four on the east). Only one of these is confirmed to work, which is the well at the house and barn. The other five have not been used in years, so the owner does not know of their condition.

HUNTING:

While you will find deer trails going across the open fields and CRP pasture, about 50 acres in the northeast corner has lots of dense wooded areas, tree groves, and thickets, and is excellent hunting country. I found several whitetail buck rubs and hog rubs and rooting throughout this area. A couple of feeders and blinds would make good use of this area.

IMPROVEMENTS:

Improvements include new five-line barbed wire fencing around a 640 acre section, with the cultivation and CRP fenced off separately, a three-bedroom, two-bathroom older farm house, a 100 x 70 metal barn with interior shop; half of the barn has a slab. The barn has very tall rafters and doors on both ends, for storing equipment or hay. The house is a little rough, but in working condition, and could be used to rent to area hunters seasonally for additional income; it has electricity, water well, and septic in place. Several old homesites are located around the farm too, which need to be cleaned up.

Road access is very good here, with paved frontage on Highway 70 on the south, plus country road around three sides of the west field and all four sides of the east.

MINERAL RIGHTS:

The owner does not own any mineral rights, so there are none to transfer. There is some production along the north end in gas wells. All of the wells are within the CRP acreage, so they dont interfere with plowing or spraying. All other property rights (wind, water, etc.) will transfer with no reservation.
