Lets talk about the bottom of the hill: Great location & entrance from Highway 75 or also on the back gate from County Road 147. Both entrances have a heavy duty cattle guard. From my observation of the land, you could run about 200 mamas very comfortable in the way it is right now. This land has great improvements on it! It has rural water with an installed waterline of 1 mile and also an active water meter! It also has electricity on the property with a meter by the bottom land. There are herding pens as well. The first set is off the road near the entrance. This one is very functional set up to bring your cattle into heavy duty TROJAN HYDRAULIC chute. It has alleys from three gates to bring your cattle in. There is also a water hydrant, plus a Mira Front Automatic Water System in the coral and also a load-out for semi tractor trailer or stock trailer. The chute is located under a 50x30 open shed type structure, which allows you to work your cattle in the Chute comfortable in any weather condition. The pens are constructed with heavy duty piping, welded together; very solid! Nearby this location is a very large pond for water of your herd. In another pasture toward the hill is another set up with cattle pens. This one too has a Powder River Chute. It has rural water plumbed to it too! On this location is the large, metal shop building. It consists of 26 gauge metal, is approx. 16 tall and has 4 sliding doors to make a 50 opening. The trench in which the doors slide is constructed with heavy duty metal and concrete. The interior beams are also heavy duty metal pipe, welded together with metal brackets. This building has dirt floor and is great for storing all your farm equipment. Also on this location are two 30 ton square overhead feed bins. Nearby this location you can cross the creek with your truck or ATV or go cross onto the custom built ATV Bridge! This structure consists of heavy metal pipe and is quiet unique! I loved crossing it and have not seen a structure like this before anywhere. There are numerous feed plots and hunting stands throughout. However, those will not stay. All moveable panels will not stay and any other personal items, such as feeders, temporary set-up panels, equipment, smoker, etc. The kitchen appliances and window air, plus wood stove in cabin will stay!
