There are two windmills on the ranch that are no longer in working condition. The wells would need to be re-drilled, there is no working well on the ranch at this time. The ranch is watered by surface ponds. In the past the ranch has been leased by neighboring land owner who has watered the ranch from a neighboring well. There is a concrete reservoir on the ranch filled from the neighboring well. This gravity feeds to troughs throughout the ranch for livestock and wildlife water. Use of the neighboring well would not continue once the neighboring land owners lease is terminated.

Improvements:

The ranch has some older homes in poor condition. NO value was given to the houses on the ranch. There is large set of corrals on the east end of the ranch.

Recreation:

There is good population of native wildlife, and the ranch has been leased for hunting the past several years. The property is currently leased for the 2024 hunting season.

Minerals:

Owner is offering half of owned minerals. Half of the wind rights were previously reserved prior to current owner.
