WATER: The Atascosa River is truly unique, offering year around water and support for large oak, hackberry and elm trees. The riverfront provides shade, cover and great roosting sites for turkey. Many other small drainages, such as Ursner Hollow, traverse different areas of the land, providing good run off and pools of water in wet times. McCoy City Water supplies the ranch with municipal water for the hunting camp and for livestock purposes. There is one tank on the ranch.
VEGETATION: This property varies from excellent brush diversity to open light regrowth areas. Part of the ranch was once root plowed during the 1970s, but many trees were left, and as a result, are very large today. Brush species include blackbrush, guajillo, white brush, persimmon, granjeno, prickly pear and many more. Large oak, hackberry and elm trees, plus one large lone pecan tree, can be found on the banks of the River. Other large oaks, mesquite, hackberry and elm trees can also be found throughout the property. Klein grass and native grasses are present throughout.
WILDLIFE: This is a great hunting ranch in a desirable area due to the Atascosa River and brush diversity. Game includes whitetail deer, turkey, javalina, hogs, dove and quail. The ranch has been leased to the same group of hunters for many years.
TAXES: $2,268.02 (2014) Agricultural exemption
