Location: The ranch is located east of Dickens, Texas.

Terrain: The ranch is extremely diverse. The southern and eastern portions of the ranch are very productive level to gently rolling, sloping towards Croton Creek on the eastern portion of the property. Several earthen ponds provide additional water for livestock and wildlife. Croton Creek, which is located in the eastern portion of the ranch, and Rough Creek, located in the western portion of the ranch offer live water on a seasonal basis.
Improvements: The ranch is nicely improved by a two story, three bedroom owner's home, a nice ranch managers home and a bunkhouse. All of these houses are currently used and in good overall condition. A very functional set of pipe livestock shipping/working pens is located near the central portion of the ranch, as well as several barns and sheds and a nice set of horse pens. Access: Access to the ranch is provided by paved highway frontage.
Hunting/Recreation: The 3H Ranch is considered to be one of the premier hunting ranches in this area of Texas. The cultivation on the ranch mixed with the improved pastures has been set up with help from outside wildlife biologists and the Texas Parks and Wildlife. Hunting has been the main focus on the ranch for over six years. The eastern portion of the ranch is considered to be excellent whitetail deer habitat, and turkey are common along Croton Creek. The northern and western portions of the ranch offer mule deer hunting in a challenging terrain. Quail hunting should be excellent.
