This nice irrigated farm is approximately 8 miles northwest of Springer, 15 miles east of Cimarron and one mile from Springer Lake. It has frontage on Hwy 58 approximately 5 miles west of I-25 and is transversed by a county road. The farm consists of 1554.3 contiguous acres plus a 300-acre tract that is mile to the east.

The farm has approximately 412 acres under 5 center-pivot sprinkler irrigation systems and another 53 acres flood irrigated. There are 354 Springer Ditch water rights shares which are senior rights and are used for the two west pivots and the flood irrigated acres. There are 430 Antelope Valley water rights shares which are junior rights and are used for the three east pivots. The maximum water allowed per share is 18 acre inches but 10 acre inches are more normal and adequate for good crop production. The amount of irrigation water allocated is dependent upon rainfall and more importantly winter snowfall on the watershed. This part of New Mexico is in the third year of an abnormally severe drought and share allotments have been reduced to 2 acre inches for the Springer Ditch and none for Antelope Valley.
One the west pivots is a 1985 Zimmatic that makes a half circle covering 60 acres with electricity supplied by a phase converter. The other west pivot is 1997 Zimmatic that makes a full circle covering 158.7 acres. A natural gas engine powers a generator supplying electricity to this pivot and a booster pump supplying water to both west pivots and to the flood irrigated ground. The 3 east pivots are all Zimmatic purchased new in either 2007 or 2008. The west one of these makes a half circle covering 72.3 acres and has a booster pump and generator powered by a natural gas engine. The east two pivots that are located on the separate 300 acres include one that makes a full circle watering 61.7 acres and one that makes a half circle covering 60 acres. There is a booster pump and a generator powered by a natural gas engine that supplies water and electricity to both pivots.
The grassland running through the middle of the large tract contains a Vega or sub-irrigated strip that normally produces a large amount of forage. The primary native grasses are blue grama, sand dropseed and three-awn. The property is primarily used for hay production but the owner normally runs 100 plus cows on the native pasture and in the fields.
Elevation is around 6000 ft. with an annual rainfall of approximately 16. The summers are warm and dry with cool nights with most highs in the 70s and 80s with a few in the 90s. The winters are predominately sunny and mild with highs in the 40s and 50s and lows in the teens and 20s and occasionally below zero. The predominant soil type is the Dalhart series with a fine sandy loam top soil with a sandy clay loam subsoil with effective rooting depth of 60 or more. Alfalfa as well as other hay crops does well in this area.
Improvements include 45x120 hay shed, a 40x80 metal shop building with insulation and a concrete floor, a 1050 sq. ft. insulated metal building with concrete floor and outside dog runs and a set of steel cattle pens as well as 4 homes. There is an older 984 sq. ft. farm house where the owner lives, a hunter cabin with 3 bedrooms and 3 baths and two 3-bedroom, 2-bath modular homes with permanent foundations and metal roofs. Electric service is provided by Springer Electric Cooperative and water for all homes is piped from the City of Springer. Natural gas is supplied to all homes and booster-pump engines.
The property is only about a mile from the river across a large ranch. Many elk graze on the property beginning in mid summer into the winter. This is an elk depredation area with many permits available. The owner who is a professional hunting guide takes about 6 bull elk off this property each year. Other hunting would include quail and antelope.
This farm is very productive in normal years and has the potential of being a real show place.
