Approximately 104 acres located on gravel road in NE Livingston County. Lots of road frontage to keep the neighbors back. Great location, between Hartland and Fenton, only 4 miles north of M-59 and 3 miles east of US-23. This property has a little bit of everything. There are 2 ponds, 40 x 60 pole barn, rolling pasture lands, hardwoods, pines, a couple of low spots, and loads of wildlife.
If you're coming to walk this property better bring the hiking boots. There's lots of ground to cover and very little of it is flat. Plenty of ups and downs. The ponds are located along the drive in from the road to the barn. Pond to the south has the most open water area and likely is the deepest. The northerly pond has plenty of lily pads, frogs, and waterfowl. The big ( 40 x 60 )pole barn seems solid, with a concrete floor and will provide a good place for storing the toys and equipment.

The walk south from the barn takes you thru a hemlock grove and into some hilly ground that is a mix of hayfields, hardwoods, and pines. There are some pretty impressive apple trees found along the edges of the hayfields, currently full of fruit and well used by the local deer herd. There are a couple spots in the elevated hayfields that provide good views of the south pond. The southern most part of the property is fully wooded and hilly.
Heading north from the barn the land is also a nice mix of rolling hayfields and oak filled fencerows. The elevation changes aren't quite so drastic on the north end. That is until you get to the extreme northern most end of the parcel. There you're met with a beautiful open wooded slope that leads to a small seasonal wet area. A narrow land bridge complete with well used deer runway, crosses the wet area and leads to a very steep oak filled ridge. The top of this ridge is just one of those places where you have to take a seat and enjoy the view.
Loads of critters call this piece home. Plenty of sign from deer, turkeys and rabbits in the woods and fields. The ponds out front see their share of ducks, geese, and other water birds. Hunters will have near endless choices of places for a blind. If photography and bird watching is your thing you'll be busy here too. If you're looking to relax and enjoy the sounds of nature, why grab a lawn chair and have a seat. The show is about to start.
