The 1100 Acre Hunting Ranch was originally part of an historic 80,000 acre ranch. The ranch and general area are renowned for abundant whitetail deer, Rio Grande turkey and free ranging exotics. A small herd of elk roams the area and mountain lions are occasional visitors. With several miles of the seasonal Mail Trail Creek and the numerous draws running into it, the fertile valley soils are covered in large oaks, elms, mesquite and typical South Texas brush, all providing ideal habitat for the wildlife. Ridgelines rise up over 250 feet from the valley and are covered with large Pinon Pine, Texas Oak, Mountain Laurel, cedars and other native shrubs. These ridgelines offer panoramic views of the distant Hill Country as well as overlooks of the game rich draws and valley below.

Water is provided by two water wells, one at the headquarters and another on the east side of the ranch. These wells are believed to be about 300 to 350 feet deep and are each on an electric submersible pump and have been a reliable source of water for many years. Water is stored in large rock and cement tanks and then piped to livestock and game troughs around the ranch.
Improvements
A classic Southwestern Texas ranch home, surrounded by iconic barns, horse stables, hay sheds, pipe cattle working pens, 1BR/1B guest house and other improvements sits at the north end of the ranch. These improvements provide accommodations for ten to twelve people. The main house is built of lumber and native rock, with a large, central living/dining room floored in beautiful antique Mexican tile. Just a very few years ago, the 3BR/2B home was more restored than remodeled, so it maintains its original ranch house feel. The upgrades included rewiring, replumbing and central A/C. There is a huge glass and screened in porch with a wood stove perfect for lounging around on cold winter days or open the windows for cooler summer evenings. The native rock in the house is also used in the rock fence around the house. The main house and guest cabin are move-in ready. The headquarters and facilities are turn-key for anyone wanting to run some cows while having a first class hunting operation.
Neighboring Ranches
1100 Acre Hunting Ranch has very large, low fence ranch neighbors of thousands of acres each on its south and east sides. One of these neighbors is the only ranch between the1100 Acre Hunting Ranch and U.S. 377. The neighbor on the north and west is the well-known Mail Trail Ranches, over 10,000 acres of intensively game-managed hunting ranches. The highly respected Plateau Land and Wildlife Management group consults on the game operations on the Mail Trail Ranch, and with its highly concentrated game watering and supplemental feeding program, the Mail Trail Ranch is the kind of low-fenced neighbor everyone wants to have.
Topography
The 1100 Acre Hunting Ranch has a great diversity of topography, with wide, grassy flats along the massive Mail Trail draw on the north end of the ranch and rolling to mountainous hills on the south side of the ranch. Access to all parts of the ranch is convenient by way of recently improved pasture roads. The big, densely covered hills create numerous large headers ideal for deer feeder locations and unlimited opportunities for stalking the long ridgelines. The many short and long smaller draws between the hills are crisscrossed with games trails in every direction. Its location, cover and topography insure that the Pion Pass Ranch will remain serene, secluded, and private for generations to come. It has all the ingredients for a true Family Legacy Ranch to be enjoyed by the lucky new owners.
