This property is moderately to heavily wooded with Ashe Juniper (Mountain Cedar), Liveoak, Vasey (Shin) Oak and Pinon Pine being the predominate tree species. The recent drought killed off about 50% of the cedar trees. There is a central valley with hills and ridges to the north and south. Elevation ranges from around 2100 ft above sea level to just under 2300 ft. This is a hilly scenic area. This property has been used exclusively for recreation and hunting for the past 17 years. There is abundant wildlife throughout this small ranch. Whitetail deer are numerous, as are feral hogs and wild turkeys. There are exotics too in the area (e.g. axis deer, sika deer and blackbuck antelope). A one acre campsite is fenced in to keep out free ranging cattle. This fenced in area has a newly built insulated cabin of about 300 square feet inside it. Property is currently under agricultural exemption for tax purposes. Taxes are around $80 per year with the ag exemption. It is part of a current grazing lease but the landowner can opt out by fencing in remainder of property and notifying the rancher of his desire to withdraw from the lease. There are several blinds and feeders on the property. Owner shot a nice ten point buck on property a few years back. Several roads meander through the property, the rougher ones going to the tops of ridges requiring four wheel drive.
Long term owner financing is available on this property with 20-25% down.
