Southern Illinois is home to some of the best recreational opportunities in the state. This 115+/- acres located Johnson County has those recreational opportunities, and much more.
Of the 115+/- acres, there are approximately 50+/- acres currently in tillable production, providing a nice annual income for the new owner. Hard road access from the north and east, excellent building sites with the availability of electric and water, make this property a real winner.
The deer and turkey hunting on this property is excellent. There are multiple areas around the property for food plots, with good access to those areas, no matter the wind direction.

Land Specialist Opinion:
From what I have already mentioned, you can see that this property has a lot to offer. We all know that there are big deer all over Johnson Co., but the layout and access to key areas can make the actual harvesting of a mature deer very difficult. I will break this property down and explain why this farm is one you really need to consider.
As an avid hunter, the first thing I notice is ability of this property and neighboring properties, to hold deer, and the access to areas in which you can harvest a mature whitetail buck. There are several tucked in areas to plant plots that are adjacent to bedding cover that are real winners. The tillable finger that runs north and south on the property has timber on three sides, and is one of the key areas on the farm. This finger is on top of a ridge, and cruising bucks are going to use that high structure to cruise and scent check bedding areas on all sides of this finger. During the rut, there is no question this spot will be covered up with bucks! If you want to make it really special, leave some grain stand or put in a plot!
If you are a hunter who likes to be in the timber, there are plenty of opportunities here too. The area that sticks out to me is the north part of the property near W. Crossroads Road. The neighboring property to the north is big timber, and cruising bucks are going to cruise that creek bottom in there search for does. Notice that the timber narrows here, creating a natural funnel and a good area to harvest a mature animal.
The last thing I will mention is the fact that this property will hunt big! With strategically placed stand and plot sites, this property can easily hunt 4 hunters without cutting each other off. You will not find that very often on a tract of this size.
Properties that have all of this do not hit the market every day, so give Dale Dunn a call at 636-443-9481 for your private tour.
