The main Camp is made up of 7 different buildings; Conference Center, Bago building, Bunge building, Cav & Den building, Memorial building, Winnie building, and Health Center. Winnebago Valley Conference Center is approximately 12,000 square feet and it is the main building on the grounds. When you enter the Center, you will find a command center which includes 3 offices, a greeting area and storage room. There are men and women bathrooms on this main floor across from the offices. Then you walk into the large hall used for serving food and entertaining space. There is a commercial kitchen which includes a walk-in cooler and freezer. The capacity of the room is 240 people and is an excellent business opportunity for hosting weddings, graduation parties, reunions, fundraisers and so much more! The Center also has its own elevator for getting guests to both levels of the Center. There are two great decks off the sides of the Center which gives you a chance to view the wonderful views in the valley. The lower level of the Center has 8 bedrooms and 2 different sets of multi-stall bathrooms. There is a large recreational room in the lower level along with 2 different storage rooms. Bunge Building is located just east of the Conference Center and has 6 bedrooms, a shower, and bathroom on the upper level. The lower level has a kitchen, 2 bathrooms, and a large open area. The building itself has steel siding and a steel roof. Currently, the building is used for Camp participants and for hunters that rent the room during the hunting season. This building could work well for lodging for when the Center is having a wedding or other large events. Cave & Den building is southeast of the Bunge building. This building will be another great building to use for lodging; it currently has 2 bathrooms on the upper level and with space for a ton of beds. The lower level has a lot of open space to create more lodging and has 2 bathrooms with showers. Memorial building was the original hall of the camp where all meals were served. Once the new Conference Center was built this was turned into more lodging for camp participants. It currently has 2 showers and bathrooms and a ton of space for beds. It could easily be turned into more private lodging quarters or used for a recreational room or gathering space for when the weather doesn’t allow you to play outside. Winnie building is one of the original cabins on the property and has been in the process of getting updated with new siding and windows. The inside can be used for more lodging and work great for a family to rent during events or just for the weekend. Health Center is a combination of many things. On the upper-level half of the building is a home and is currently rented month to month with a good tenant in place. The other half of the upper level is the Camp’s nurse’s station with a bathroom and several rooms for seeing patients. This upper level would work great if you wanted to use it as the main registration area for the property. The lower level has a 2-bedroom apartment complete with a kitchen. There is also a laundry room in the lower level and more storage. Bago building is currently used for storage as it is need of repair to use it for lodging. There is a steel garage just south of the Health Center and sits next to the Camp’s parking lot. The Camp also has a barn that they use for storage and an old-school house that is used for art projects. If all of this wasn’t enough there are 70-80 acres of timber on this property that offers some excellent whitetail deer and turkey hunting. When speaking to the County about the sale of this property I learned that the County would like to work with the next owner if need to potentially offer some lower interest loans. There is a strong need in the County for more lodging as well as an event center. I have spoken to many people about the Camp and the overall conversation is that it will make for an excellent campground and event center that allows for people to have weddings, fundraiser events, reunions and for their guest to stay onsite without having to drive home at the end of the night.
