A very unique parcel of land situated in the Little Wolf Creek Canyon approximately 9 miles from the small community of Wolf Creek and Interstate 15. This +/-12.45 acres has approximately 400 feet of creek running through it from the west to the east. There is approximately 1,900 acres of state land that joins this property to the east. Little Wolf Creek Road is a county maintained road. The property can be accessed off of Little Wolf Creek Road to a campsite along the creek. There are two outbuildings that can be used for bunkhouses plus a fifth-wheel RV included in the sale. There is an incredible site at the highest elevation of the property overlooking the canyon and the creek that would boast spectacular views and an extremely private location for a building site with extensive excavation of a road. There is also an excellent building site down along the creek; but it's possible that the county may only permit a holding tank for seasonal use. Further investigation with the Lewis & Clark County Sanitarian is recommended.
The small community of Wolf Creek is located approximately 38 miles from Helena, MT -- the capital of our state. The infamous Missouri River -- or more affectionately referred to as the 'Mighty Mo' -- is about 3 miles northeast of Wolf Creek. Holter Lake is approximately 2 1/2 miles south from the Wolf Creek Bridge that crosses the river. This property has been a regular weekend get-a-way for 20 years for the current owners. It could potentially be developed into a vacation home or possibly even a year round home.
Interstate 15 to Wolf Creek, MT. Take the off ramp and get on the north side of town where the post office is. That is Wolf Creek Main Street. Turn west and drive towards the Interstate on-ramp going south towards Helena. Just before the on-ramp, turn right onto Highway 434. Continue for approximately 3 1/2 miles to Little Wolf Creek Road. It is not marked, but it will be the only road taking off to the left right before the steep 'S' turns going up Wolf Creek Hill. Continue on Little Wolf Creek Road for approximately 4 1/2 miles until you see French Creek Road to your left. You will then be on state land. Continue for a short distance further on Little Wolf Creek Road until you get to the real estate sign on your left. The entrance is just past that and the fifth wheel and two bunk houses are back in the direction you came in from.
