Legal Description: The following described lot, tract or parcel of land situate, lying and being on the waters of Spring Creek, in the District of Smithfield, County of Roane, and State of West Virginia, and more particularly bounded and described as follows:
BEGINNING at a stake in a road, corner to lands of W.S. Rishel, N. 3 W. 68 poles to a stake on E.E. Meadows line; thence with same S. 18-1/2 W. 18 poles to a stake; thence S. 36 W. 44-1/2 poles to a stake and Black Oak pointers; thence S. 13 E. 36 poles to a stake in the road; thence N. 81 E. 40 poles to the place of beginning, containing 16 acres, more or less.
First parties convey unto second party all their one-third (1/3) interest in and to the free gas pertaining to said tract of land.
There is excepted and reserved from the above conveyed tract, a 2.16 acre tract conveyed by James Breedlove and Linda Breedlove to Stanley G. and Lona L. Midcap, by deed dated May 24, 1977, and of record in said Clerks Office in Deed Book 262 at page 446, to which reference is hereby made for a more particular description of the same.
There is further excepted and reserved a tract of 1.25 acres, more or less, conveyed by James Breedlove and Linda Breedlove to E. Clyde White and Mary Lou White by deed dated December 22, 1979, and of record in said Clerks Office in Deed Book 275 at page 698.
