The River Property is 14.351 acres in Northeastern Pennsylvania, Northwest Wyoming County, Washington Township, with approximately 1,040 /- feet of Susquehanna River (the "Susquehanna") frontage and located adjacent to 948 acres of protected nature preserves. Site Location
The River Property is located in Northeastern Pennsylvania, Northwest Wyoming County, Pennsylvania in Washington Township on the famed Vosburg Neck, a unique geographical feature in Wyoming County that is surrounded by the Susquehanna on three sides: south, east and west. The nearest small town is Vosburg to the north, named after one of the original inhabitants of the Vosburg Neck. The land in the Vosburg Neck was historically used for orcharding and farming with many crops shipped by rail. In 1846, the railroad serving the Neck was incorporated under the name Delaware Lehigh Schuylkill and Susquehanna Railroad, and in 1853 became known as the Lehigh Valley Railroad. The precursor to the railroad was the North Branch Canal. The canal allowed a water passageway from Elmira, New York, to Wilkes-Barre, Pennsylvania, while other extensions of the canal allowed travel from Wilkes-Barre to Philadelphia. In 1858, however, two years after its completion, the Commonwealth of Pennsylvania sold the canal and railroads used the canal Right-of-Way and became the cheaper and faster means of transportation. In time, the railroad track on the Vosburg Neck was removed as a means to save money and shorten the long route around the Vosburg Neck, and rail traffic now passes through the Vosburg tunnel to the North. THIS 14.351 ACRES MAY BE THE LARGEST AVAILABLE RIVERFRONT PARCEL OF LAND ON THE VOSBURG NECK BELOW THE BRIDGE AS ALL OR MOST OF THE REST OF THE VOSBURG NECK HAS BEEN PROTECTED AGAINST DEVELOPMENT. Water Availability: Abundant groundwater is available on the Vosburg Neck as well as irrigation water from the Susquehanna. Water withdrawal for irrigation and other purposes from the Susquehanna is subject to rules and regulations of the Susquehanna River Basin Commission (SRBC). A surface water withdrawal from a surface source, such as the Susquehanna, in excess of 100,000 gallons per day over a 30-day period requires the filing of a Surface Water Withdrawal Application. Landowner has a non-exclusive right to withdraw and use unlimited water for on-site household and domestic usage, but must register all withdrawals exceeding 10,000 GPD under the Pennsylvania Water Resources Planning Act, and/or secure project review for withdrawals of 100,000 GPD or consumptive use exceeding 20,000 GPD, pursuant to the Susquehanna River Basin Compact. Fortunately, agriculture is currently exempt from the SRBCs consumptive use restrictions. SRBC regulations are subject to change and the above should not be relied upon in making any decisions on water availability. Please contact the Wyoming County Conservation District or the SRBC directly for information on when a permit is required for water withdrawal via well or directly from the Susquehanna.
USDA Plant Hardiness Zone and Growing Season: The growing season (frost free period) on the Vosburg Neck is typically six months in length from May 15th to October 15th. The River Property sits in USDA Plant Hardiness Zone 6a; however, the proximity to the Susquehanna may produce a longer growing season than is typical for USDA Plant Hardiness Zone 6a.
Soil Types on the River Property:
WyB Wyoming. gravelly sandy loam, 3% to 8% slopes. This gently sloping, deep, somewhat excessively drained soil is on stream terraces. Slopes are smooth and slightly convex. Areas of this soil are irregular in shape and are mainly 3 to 75 acres in size. Typically, the surface layer of this soils is dark brown gravelly sandy loam 7 inches thick. The upper part of the subsoil, to a depth of 15 inches, is dark brown very gravelly coarse sandy loam. The substream, to a depth of 60 inches, is brown very gravelly loamy coarse sand that has lenses of sand and gravel. This soil is rapidly permeable. Available water capacity is very low to low. Surface runoff is slow. Acid to medium acid soils.
Po - Pope soils. These nearly level, deep, well drained soils are on flood plains. Areas of these soils are long and narrow in shape and are mainly 3 to 35 acres in size. Typically, the surface of these soils is dark brown fine sandy loam 11 inches think. The upper part of the sub-soil, to a depth of 16 inches, is yellowish brown fine sandy loam. The lower part of the subsoil, to a depth of 87 inches, is yellowish brown sandy loam. The substratum, to a depth of 60 inches, is dark yellowish brown loamy sand. In places the surface layer is silt loam, fine sandy loam, or loam. An individual area can be predominantly one texture, or can be all of these textures. Soils are very strong acid or strongly acid.
Pp Pope soils, rarely flooded. These nearly level, deep, well drained soils are on high flood plains. Flooding is rare but possible under extreme conditions. Areas of these soils are long and narrow in shape and are mainly 5 to 100 acres in size. Typically, the surface layer of these soils is dark brown fine sandy loam 11 inches thick. The upper part of the subsoil, to a depth of 16 inches, is yellowish brown fine sandy loam. The lower part of the subsoil, to a depth of 37 inches, is yellowish brown sandy loam. The substratum, to a depth of 60 inches, is dark yellowish brown loamy sand. The surface layer in places is silt loam, fine sandy loam, or loam. Individual areas can be predominantly only one texture or can be all of these textures.
BcB Braceville gravelly loam, 2 to 6 percent slopes. This gently sloping, moderately well drained soil is on stream terraces. Slopes are generally plane. Areas of this soil are irregular in shape and generally range from 3 to more than 15 acres in size. Typically, the surface layer of this soil is dark yellowish brown gravelly load about 9 inches thick. The subsoil extends to a depth of 37 inches. The upper part of the subsoil, to a depth of about 19 inches, is yellowish brown gravelly silt loam; the middle part, to a dept of 27 inches, is firm and brittle, dark yellowish brown gravelly silt loam; and the lower part, to a depth of 37 inches, is firm and brittle, dark brown gravelly sandy loam. The substratum, to a depth of 72 inches, is dark yellowish brown very gravelly loam.
Wcd Wellsboro channery loam, 15 to 25 percent slopes. This moderately steep, moderately well drained soil is on side slopes of upland ridges and ravines. Slopes are slightly convex. Areas of this soil are generally long and narrow in shape and range from 3 to more than 40 acres in size. Typically, the surface layer of this soil is dark reddish brown channery loam about 2 inches thick. The subsoil is about 58 inches thick. The upper part of the subsoil, to a depth of 23 inches, is brown and dark brown channery loam. The lower part, to a depth of 60 inches, is reddish brown, very firm and brittle channery silt loam and channery loam.
Taxes: The River Property is in the Wyoming County, Pennsylvania, Clean and Green program, a preferential tax assessment program that bases property taxes on use values rather than fair market values. This ordinarily results in a tax savings for landowners. Property taxes for these 14 acres are estimated at less than $500 under the Clean and Green program.
Fishing and Susquehanna River Access: The Susquehanna is among the five best Smallmouth Bass rivers in the country. Attached is an excerpt from Bassmaster magazine, "The 5 best smallmouth rivers in the country". The River Property is located on the Susquehanna, one of the best locations in Pennsylvania for fishing Smallmouth Bass, Muskie, Walleye, and Catfish. The Susquehanna is open to public fishing along its entire length as it is considered a navigable waterway by the Commonwealth of Pennsylvania; however, there is no legal public access through the River Property to the Susquehanna and access to the Susquehanna from the River Property is limited solely to owners of the River Property. Public access to the Susquehanna is provided by the Pennsylvania Fish and Boat Commission via public boat launch sites on the Susquehanna, and a non-powered public launch is available at the nearby property owned by the North Branch Land Trust. Hunting: The Vosburg Neck has populations of deer, turkey, bear, ducks, geese, grouse, doves, squirrels, and pheasant. The property is leased to a hunting club on an annual basis.
Birdwatching: The Vosburg Neck offers a wide variety of forest and waterway habitats and thus is a premier birdwatching destination. Birds of field, forest, waterways, and thicket abound with many resident and migratory warblers and armies of ducks and geese.

Dispute Resolution/Arbitration Policy. In the event of any dispute that arises out of your use of this website or the Information contained herein, such dispute will be settled by arbitration in accordance with the rules for commercial arbitration of the American Arbitration Association in effect at the time such arbitration is initiated. Seller and [potential] Buyer shall appoint an individual as arbitrator and the two so appointed shall then appoint a third arbitrator. If either such party refuses or neglects to appoint an arbitrator within thirty (30) business days, the other party may appoint the second arbitrator. If the two arbitrators do not agree on the third arbitrator within thirty (30) business days of their appointment, each of the arbitrators shall nominate three individuals. Each arbitrator shall then decline two of the nominations presented by the other arbitrator. The third arbitrator shall then be chosen from the remaining two nominations by drawing lots. The arbitration hearing shall be held in a place chosen by the Seller in the Sellers sole and absolute discretion.
The arbitrators shall follow judicial formalities or the rules of evidence required by governing law. The law of Pennsylvania shall govern this arbitration to the fullest extent permitted by law, and all proceedings conducted by the arbitrators shall be held in Wyoming or Luzerne counties of Pennsylvania in the Sellers sole and absolute discretion.
The decision rendered by a majority of the arbitrators shall be final and binding on all parties involved in the arbitration. Such decision shall be a condition precedent to any right of legal action arising out of the arbitrated dispute which either party may have against the other. Judgment upon the award rendered may be entered in any court having jurisdiction thereof. Each party involved in the arbitration shall pay its own costs and attorneys fees, the fee and expenses of its own arbitrator, and one-half of the fee and expenses of the third arbitrator. All other expenses of the arbitration shall be equally divided between the said parties. Any action filed in order to enforce this Agreement, including an arbitration award will be filed solely in the courts located in Wyoming or Luzerne counties of Pennsylvania in the Sellers sole and absolute discretion.
The parties to any such arbitration agree, and the appointed arbitrators shall agree, as part of acceptance of nomination, to keep confidential and not disclose to persons not connected with the arbitration the details of the arbitration proceeding and all information received by them as may be required by process of law.

LH Properties Inc. will make reasonable efforts to respond to all contacts, inquiries and requests for additional information from potential buyers who have reviewed the Information on the Property, however under no circumstance may Seller be held accountable for any inability or failure to do so.
