Deer and hogs are plentiful here, along with the potential for quail, dove, and predators. I saw a huge buck running through the place during the photo shoot. Just google "triangle ranch" and "whitetail", and you'll find lots of pictures, typical of the genes in this area. 140"-200"+ class bucks are definitely obtainable.
The land has sandy loam soils and would be excellent for installing small grain food plots, such as winter wheat. The native range grasses and brush currently on the property vary in density and heighth, creating lots of bedding areas for game. Bluestem stands, yucca, bermuda, buffalo, and brume are all throughout the property, along with re-emerging mesquite and cedar. Because of the current transitional state of the property, it could be developed according to your own unique vision.
The terrain is slightly rolling, with gulleys and flats. A broad hill in the middle of the tract provides expansive 360 degree views of the whole property and the surrounding ranches. To the north, large bluffs along the Wichita River rise up; a tall plateau ridge to the south creates nice views as well.
A four-strand barbed wire fence defines the perimeter border. There is an old windmill on one side, but the casing is bad. The property has been used to run yearlings in past years. It has a cotton base with FSA. Electricity lines are already on two sides of the ranch, and a rural water line is running down the public road in front of the tract as well. This allows several places to set up a deer camp.
