Carefully planned open areas for food plots that hold game in the area. A ten acre lake is located to the rear of the property and a 2 acre lake at the front, located between two rivers. Close to Four Rivers (14,000 acre refuge) and across from Old Town Conservation area. Construction and management of the 165 acres by devoted and respected Duck hunters assures that there will always be lake water (even after this years drought). Waterways provide the water required for flooding of the duck marsh. With only 24 inches of drop in elevation from front to back of the property, it is easy to control where you want the water and how much. In normal years the property maintains it's lake level as well as green timber areas. Unlimited water is available if desired. All season road to the lake and cabin. The cabin has septic for toilet. propane for heat, shallow well for cabin water, a kitchen and living room. The cabin can sleep six plus a couple of kids. A large storage container secures decoys and equipment.

The two people responsible for the planning and managing of this one of a kind total hunting package are Preston Williams (deceased) and David Wells. Both are in the Waterfowl Hall of Fame. Preston Williams previously served as the National President of Ducks Unlimited. Preston Williams and David Wells have both been Greater Kansas City DU Conservationalist of the Year. Wells was also Director of DU National Wildlife Art Show.
