John Day Mountain View
Location: This home is located between John Day and Mt. Vernon, Oregon. It is off of
Highway 395 about 3 miles up Laycock Creek Road.
Size: 166.30 acres
Water: House well is 150’ with 30 gpm. There is a pond fed by a spring close to the
house as well as another spring on the property.

last year. Very clean, open, roomy, bright. 30 x 48 shop, concrete floor
Very nice.

use the pond also. There are quail and chukars that stay around the pond and
the garden areas. 2 LOP bull tags and 2 LOP buck tags go with the ranch.
Yard Areas: There is a patio area behind the house that is cool in the summer and
protected. The owner mows...
protected. The owner mows about 9 acres around the house(mower will
stay with house). A 5000 sq.ft. garden area that is deer fenced is adjacent
to the house. There are young aspen, birch, maple, oak, as well as cherries
peaches, plums, apples, pears, and grapes. A 3000’ drip irrigation system
keeps these well watered and growing.
Climate: The climate is mild in the John Day Valley with not much snow and a great
amount of sunshine. Of all of eastern Oregon it is one of the loveliest places to
live. Rainfall will be in the 10”-16” range.
Grant County: The population of the county is about 7,000. It does not change much
because of it’s seclusion and really is quite a ways from freeways. You
are about 3 ½ hours from Boise and about 3 hours from Bend. Contrary
to most other counties, you are not in an adversarial position with the
county government. I think we have a lot more common sense here!!
General
Observations: This home is being offered because the owner wants to be
nearer his children. He has done a beautiful job with the landscaping of flowers, trees, and garden areas. The view is really fantastic because you have an almost 360 degree range. It is clean and neat. It will get warm in the summer but is never enough that they needed AC. The owner sees wildlife all of the time and relishes just the quietness of the home. There will be a few appliances to come with it along with an older D-4 Cat. The county has a new hospital along with helicopter emergency sevice available to Bend. It is a center for hunting in the fall and fishing in the spring.
