This is one of the few lots in Squaw Valley that can be subdivided. Located near the end of a very quiet cul-de-sac road, this 17.3 acres has a sweeping panoramic view to the west and has been improved with 2 large building pads and a well. This is a very special property.
The property is zoned AE-5 and Fresno County has confirmed that this lot is dividable. Each of the large building pads have been sited to maximize the views and to take advantage of the potential parcel split. They have separate drives and are visually private from each other. The well produces 25 gallons per minute, which is exceptionally good, and has a brand new pump (very few partially developed lots with wells have a pump in them). As an alternative to subdividing, the lot also qualifies for three residences without the need of the Director Review and Approval special permit that virtually all other lots must go ...

The views from the pads are exceptional. You have sweeping and panoramic western views of the valley and will be treated to some awesome sunsets. You have direct visual sight of Bear Mountain which insures the ability to receive wireless DSL internet service from the tower located there. Electrical and phone service is less than 200 feet from the property line.
Any downsides? A couple of minor ones...the lot does not have a lot of extra useable ground. Being a ridgetop lot, the terrain past the pads drops fairly steeply. It could be fenced for grazing but that is about it. A neighbor at the beginning of the cul-de-sac road has a number of vehicles parked along the road...not a huge issue but a bit unsightly. The property is in the center of the Squaw Valley subdivisions, so commute time to the valley is about 45 minutes.
If you were looking for the opportunity to have a great homesite plus the ability to parcel off some land as an investment or to defray expenses, this is one of the few properties that can accommodate your needs. Or if you wanted multiple residences for additional family members or for rental without the usual county hoops to jump through, this property fits the bill.
You get great natural privacy, some excellent improvements (the pump in the well saves you a lot of money), and a terrific view. And...this property is really priced right!!
