The terrain varies from flat mesquite thickets to hackberry lined creek banks and food plots with lots of edge for maximization of hunting setups and seclusion. Two of the food plots follow the banks of Seymour Creek offering a strong feeding area just out of the thick brush. The third food plot also has a long stretch of heavy brush on the entire south side and the north side is bordered by a county road. This side of the food plot is an ideal setup for dove hunting being away from the heart of the ranch and it is already planted in sunflowers and croton (dove-weed). This also creates a buffer zone from the county road and helps to concentrate all the other wildlife more toward the middle of the ranch. It is common to see groups of 20-50 turkey traveling through the ranch along the heavily wooded Seymour Creek and there is also a turkey roost near the east pond. There is a large pond just off of Seymour Creek that offers excellent fishing and outstanding duck hunting. In wet years the pond may be as large as 7+ acres and backs up into large dead mesquites. This is an ideal timbered duck hunting area and is on a flyway from Lake Kemp. There have been duck hunting TV shows filmed on this pond and even in dry weather, the pond is around 1.5 to 2 acres in size. Also a very important asset is that this ranch has been carefully wildlife managed since 2003 and always protein fed during the off-season.
