The main residence was constructed in 1995 within a natural semi-circle earthen bowl on a hill overlooking the valley where the other improvements are located. This earth sheltered home has 3052 sq ft on the upper floor which is the main living area, 2352 sq ft on the lower level and an attached 450 sq ft 3-car garage. Construction methods were utilized that make the home extremely sturdy and very low maintenance. Over 485 tons of concrete were used in its construction. The concrete walls of the lower level are 12x9 setting on top of 3X3 footings and the floors are 6 concrete, all with rebar. The frame of the entire structure is welded steel running in size from 21x10 I beams to 6 box beams. All exterior and interior walls have plywood bolted to both sides of the steel beams with insulation filling the cavity. The plywood is then covered with drywall, paneling or rock. The exterior is covered with high-quality rock (Texas Pearl) from Lamesa, Texas. This same rock is also used on the walls in the main living area of the home. The builder of the home is reported to have said that a semi-truck could be parked on the roof. Heating and air conditioning are motel quality but are seldom utilized due to the tremendous energy efficiency of the home.
The home is as beautiful as it is well constructed. The living area is an open design with a large living room with rock fireplace, separate dining area and oversize kitchen. Include in the kitchen are built-in Sub Zero refrigerator and freezer, ice machine, trash compactor, oven and cook top and an island with a Jenn-Air indoor grill. The ceiling of the living area has large Ponderosa pine beams and planks that were custom cut at a saw mill in Montana. A second older 3-bedroom, 1-bath home and a 1-bedroom, 1-bath bunkhouse are located near the livestock facilities and the creek and are ideally suited for ranch employees or guest accommodations for visitors. Improvements specifically designed for a horse operation include an almost new 60X80 metal building with eight padded stalls and tack room and a large covered area used for horse sales and for training during wet weather, a round pen for starting young horses, a large round arena for cutting, a lighted roping arena, several large pens with open-front horse shelters and a horse walker. Cattle facilities include a receiving/shipping area with permanent truck loading chute and trailer loadout, a covered processing area with circular tub and hydraulic chute, a well designed cutting alley and pen system and several large traps. The soil type ranges from sandy loam to deep sand and is well suited for an intensive livestock operation. Water for the homes and livestock comes from a 320 deep well that is cased with steel pipe and has a 2hp submersible pump and pressure system. There is approximately 200 of water in the well.
A small creek originates from a spring on the neighboring ranch and runs through the southeast corner of the ranch which has many large trees along the creek. Two seep-type fishing ponds have been constructed near the creek.
