A total of 93.39 acres are subject to a CRP contract (70.38 acres in about 15 year old pines and 23.01 acres in wildlife habitat) that pay $6,639.00 per year ($71.09 per acre) with an expiration and final payment date of September 30, 2025. Also, 65 acres of cropland are currently under a year to year, cash lease of $14,950.00 per year ($230.00 per acre). The lakes are 1.00, 1.25 and 1.50 acres in size, with the latter two of which were stocked with bass and bream about three years ago. The balance of 32.76 acres consists of about 15.51 acres of pasture and 17.25 acres of woods.

Prior to enrollment in CRP, this entire place was operated as a cattle farm and thus is fenced and cross-fenced and well suited for reversion to same should that fit into your management plans. The entire CRP contract could be released for a current estimated cost of $29,000.00 which could be covered by clearcutting the pines. Or one could release any portion thereof on a pro rata cost basis for added flexibility. The upland soils are Kipling and silt loam to silt clay in composition and the bottom soil (about 25 acres) is Leeper, silty clay in composition. Located just .25 mile NE of Chickasaw Wildlife Management Area (WMA)/Tombigbee National Forest, the sportsman will find plenty of action hunting or just observing the many deer, turkey, rabbit, squirrel that roam these fields & woods. Neighboring cropland & the nearby timberlands of the WMA provide both an excellent food source and additional habitat for all these critters you are likely to encounter out here.
