STRAWBERRY VIEW PARCEL 5: These 197 acres are for sale by owner (FSBO), with no realtor commissions. Beautiful year-round Bear Creek (see Photos) runs through Parcel 5 for a half mile. The property has incredible views of both the famous John Day Valley and the snow-capped Strawberry Mountains directly across the Valley. It is accessed directly off paved County Road 18 on the east side. Nearly all of parts of this parcel get good cell service.
In the Photos, the first 29 pics and the flag pic at the RV camp are of Parcel 5. The six pics after the flag are of the nicely timbered 240 acres of BLM that border the property on the north side. Download the Parcel 5 OnX Map in Resources, below.

There is a very large, graveled RV pad with room for two or three of your hunting trailers or RVs in a meadow by Bear Creek just off Road 18, shaded by a huge Ponderosa Pine tree. The flat entrance driveway into it (see photo) is on the left, only 3.1 miles up the county road. The pad includes a large T turnaround located near the pad, so you can turn your large RV trailers around and drive out going forward.
Past the RV pad an old road goes south, paralleling Bear Creek. From this old road a new road that was built and rocked in 2022 goes up to the existing horizontal road. This horizontal road goes south and crosses briefly onto Parcel 4 (via an easement) and then turns north, up and back onto western Parcel 5, and into 240 acres of landlocked BLM. Major improvements to this inclined road were completed last summer. No, nobody has an easement through the eastern part of Parcel 5 to County Road 18.
Parcel 5 has elk, deer, antelope, bear, grouse and turkeys. Since the property is more than 160 acres, you will be entitled to two Landowner Preference tags for deer and elk each year.
This pretty property is conveniently located only eight minutes from the quaint little town of Prairie City in Grant County, and only fifteen minutes from the big town of John Day with its additional restaurants and shopping. In addition to being able to escape to your own good-sized country slice of beautiful Grant County, you'll also be close enough to civilization to go mingle with the great local people any time you want. In fact, the local folks may be the best part of spending time here -- they're so friendly and real that you'll swear you've gone back in time fifty years!
Beautiful and peaceful Magone Lake (pronounced Mah-Goon) is only about 13 minutes away, further up Road 18 to the north. With its boat ramp, dock, and picnic area, Magone is a great place to fish, boat, paddleboard, swim, and in general enjoy the beautiful scenery around the lake. Its also just a short drive from Parcel 5 to the fantastic trails, lakes, and waterfalls located in the Strawberry Mountain Wilderness Area.
The best way for you to tour this new property is to walk its borders is by using the OnX Hunt app on your phone. The app is only $30 per year, and is easy to use. If you already have the app, contact the Owner by voicemail or email and you'll be sent the OnX Area map that will roughly show the approximate borders of the Parcels. Then download and print the OnX User Instructions from the "Resources" below, and follow the instructions. Or, you can just print the attached map (see Resources, below), and generally explore the main parts of the properties.
Parcel 5 is zoned Multiple Use Range (MUR), and it is sometimes difficult to obtain a dwelling permit to build a house in MUR. See the Planning Director's brief summary of the basic dwelling rules in MUR, attached in the Resources section, below. However, the gentleman who bought 189-acre Parcel 4 just south of Parcel 5 (with the same zoning) was able to get a dwelling permit pretty quickly in 2022. Buyer must do own due diligence re "buildability."
The 2023/2024 property taxes on Parcel 5 was only $252 (Grant County tax accounts 40154 and 40155).
This property is priced to move, but reasonable all-cash offers will also be given prompt consideration. Serious, qualified buyers only; please don't waste our time if you can't afford it. Buyers must do their own due diligence, as the property is sold AS-IS, with no representations by Owner. Owner is frequently out of cell service, so please send questions and offers via email or leave voicemail.
There are No Trespassing signs posted by the property, but if you are a legitimate buyer investigating a purchase of the properties, please contact me and I will authorize you to go onto it. The property is a natural wildland, with all the dangers that come with that, so if you enter the property you are agreeing (1) that you are ENTERING AT YOUR OWN RISK, and (2) that you will do NO FIRES, wood cutting, hunting, or overnight camping of any kind.
