Location: The ranch is located north of Matador, Texas. From Lubbock, the property is approximately 1 hour and 40 minutes and from Amarillo the property is approximately 2 hours. From Fort Worth, the ranch is approximately 4 hours and 40 minutes.

The terrain in this area is open and level country with some mesquite cover. This portion of the ranch should be good for quail hunting.

The native pasture portion of the property has a good cover of mesquite, cedar and hardwood trees including hackberry, some cottonwoods and china berry trees. The terrain is broken and slopes to the North Fork of the Pease River. Several nice draws and drainages provide excellent travel routes for deer and other wildlife. Overall, the brush is fairly thick throughout this portion of the ranch.
Water: The ranch is considered to be well watered by four windmills and the North Fork of the Pease River. The river runs through the central portion of the property for over a mile, offering the ranch both sides of the river. There is an electric submersible water well located near the ranch house that provides water to the house.
Improvements: The ranch is improved by an older ranch house, livestock pens and a metal barn.
Access: Access to the ranch is provided by graded county roads.
Hunting/Recreation: Wildlife populations in this area are tremendous. Both mule deer and whitetail deer have been frequently viewed on the ranch and turkey roost in the hardwoods north of the river. Quail are common throughout the ranch and dove hunting should be good.
