The native pasture portion of the property has a good cover of mesquite, cedar and hardwood trees including hackberry, some cottonwoods and china berry trees. The terrain is broken and slopes to the North Fork of the Pease River. Several nice draws and drainages provide excellent travel routes for deer and other wildlife. Overall, the brush is fairly thick throughout this portion of the ranch.

Water: The ranch is considered to be well watered by four windmills and the North Fork of the Pease River.
