General: Very secluded and surrounded by very large neighbors with all low fences. Chaparosa Creek crosses this entirely brush covered ranch several times. The terrain is rolling with one large ridge overlooking near 20 miles of sparsely populated southwest Texas brush country. A great combination of big creek bottoms, sandy loam, and red sand. For many years the owner has carefully manicured the roads and appearance of the ranch with 75 acres in food plots. A rare opportunity to find a ranch of this hunting caliber on today’s market.
Improvements: A well appointed hunting lodge sits on a ridge overlooking the ranch. A large screen porch has room for dining and cooking in a Mexican Style fireplace. Improvements: A well appointed hunting lodge sits on a ridge overlooking the ranch. A large screen porch has room for dining and cooking in a Mexican Style fireplace. Just down the stone path through the lush, sprinklered landscaping (mostly native plants and trees) is a 25 foot diameter concrete tank that has been set in the ground and used as a swimming pool along with a shaded palapa. Attached to the house and separated by a 24 foot wide porte-cochere where there is room to park four autos is a barn built to match the house. The barn is approximately 30’ x 40’ with a toilet, laundry room. The interior walls have been completely covered with plywood. The ranch is offered as a turn key deal with furniture, appliances, walk in cooler, deer blinds, feeders, tractor and implements, and hunting vehicles. A detailed list of accessories that will convey can provided upon request.
Water: The ranch is well watered with four tanks, 2 windmills and 2 electric wells. The water quality is excellent and there is plenty of room for more water development.
Vegetation: Native black brush & guahilla cover the higher ridges mixed with mesquite and typical south Texas persimmon and guyacon, etc. The lower areas are original mesquite thickets with cactus and some of all the above plants. There are no areas that are regrowth. The entire ranch is huntable. The creek bottoms are lined with hundreds of giant Elm trees providing ideal turkey habitat.
Wildlife: A 32 acre high fenced portion of the center part of the ranch was built 7 years ago and has been used as an orientation pen for released quality whitetail does and bucks. We estimate about 50 breeder deer reside on the ranch whose genetics come from 200 point breeding stock. For these seven years, the ranch has been intensely managed in an effort to maintain a population of one deer to 15 acres and a buck doe ratio of approximately 2 to 1. For 7 years the owner has never allowed a trophy buck to be harvested on the property and the ranch now supports one of the best trophy deer herds to be found anywhere in South Texas under low fence. The ranch is under a “Management Deer Program” that allows for management to take place from October through February. There also have been 20 pregnant does released two years ago under the DMP program from a highly managed high fenced ranch. Quail, turkey, hogs, coyotes, doves are prolific throughout the ranch.
Minerals: There is no production or leases. Seller will convey all minerals that he owns (believed to be 50%).
Price: $2,450 per acre or $5,360,600
