WATER: There are 9 stock tanks of varying sizes strategically scattered throughout the property for wildlife and cattle. There is 1 operational domestic water well, and 4 other non-operational water wells that could possibly be refurbished. There are also a few abandoned oil wells that could potentially be converted into Carrizo Water Wells. The Carrizo Aquifer is believed to be around 1,200 feet in this area. There is almost 2 miles of Seasonal Black Creek, which holds pools of water during wet times and offers several potential big lake sites.

VEGETATION: The ranch is approximately 60% brush and 40% open pastureland. Native brush includes: Blackbrush, Whitebrush, Guajillo, Brasil, Retama, Guayacon, Granjeno, Mesquite, and others. There is an abundance of large Oaks, Elms, and Hackberry trees along the creek.

WILDLIFE: Due to the amount of water and cover, there is an abundance of game on this property. Several years ago there was a true Boone & Crockett whitetail harvested on the ranch. There is also tremendous bird hunting opportunities. The improved pastureland provides great quail hunting opportunities, grain on and in the area attract large quantities of dove, and the large trees along the creek provide natural roosting sites for turkey.
