CORRALS: 2 sets of corrals. Headquarter corrals are steel with loading chute, stock tank, a Filson hydraulic chute on concrete and scales. The 2nd set of corrals are located in the middle of ranch mile from east boundary adjacent to the driving lane. The corrals are steel with circle tub. Water and gas are available at both sets of corrals.

WATER: The ranch has 9 earthen dams with several holding water year round. In addition, there are 3 wells with submersible pumps, one at the headquarters that supplies all knee tubs throughout ranch by underground line. A second well in the NE portion of ranch drilled and cased to red bed at 655. This well is powered by solar panels and has generated electricity as a backup or in addition to the solar panels. A third well is located on NW portion of ranch. Several knee tubs are strategically placed throughout the ranch supplied by underground water lines and gas lines for heating. 6 miles of underground supply lines to the tubs. Each tub is equipped with a float valve and heater. There is also 4 large stock tanks with concrete beds.

HOUSE: 1,800 SF house in excellent condition

BARN: 60 X 120 barn fully enclosed. Entire barn is insulated and has a full concrete floor. 30 hydraulic door on south wall. 40 hydraulic door on the west wall. 90 x 30 bay area open to the south. 2 apartments reside within barn on west side with one being above the other. Each apartment equipped with bathroom, shower, kitchen and master bedroom. Approximately 1140 SF of space. The lower apartment is currently being used for office.
