Two small emerald pools with deep clear water are located along the concourse of the spring-fed creek. These spring-fed pools are well suited for fishing and swimming. Meandering, year-round springs are nestled in the bottom of wooded canyons. The concrete reservoir tank is located in the middle of the ranch on Flag Pole Ridge. When filled, the 25,000 gallon reservoir is capable of providing water to troughs along the ridge tops and lower elevations by gravity flow. Water is pumped from one of the lakes to the tank. The pond is located along the middle of the west boundary near RR 335. The shallow water well is equipped with a submersible pump which furnishes water to the main residence and guest houses. The main house is equipped with a 3500 gallon storage tank and booster pump, and the foremans house has a 1000 gallon storage tank with booster pump. The pond is within easy walking distance of the main house and bunkhouse. This wildlife watering hole is also a great little recreation spot and has been stocked for fishing.

HUNTING: An intensive game management program has been in place for 40 years on the Sundowner Ranch. Under the guidance of Texas Parks and Wildlife

Department, wildlife flourishes in healthy numbers throughout the ranch. The number of mature whitetail bucks and does harvested each year is determined by a game census conducted prior to each hunting season. Approximately twenty three elevated and ground stands, along with feeders are scattered across the 2,367 acres. Game feeders provide protein feed and corn year-round. White-tailed deer, axis, aoudad and a few sika deer all thrive abundantly on the ranch. Mustang Cat, a Houston based Caterpillar Distributor, has leased the ranch for hunting for many years. Hunting has been by invitation only, and is supervised by one of the owners and Mustang Cat management.

Grey Fox, bobcat, raccoon, ringtail cat, coyote are the primary predators and varmints in the area. Occasionally mountain lions and javelina are spotted in the area.

IMPROVEMENTS: Options are available when it comes to lodging at the Sundowner. If privacy is a must, then the original guest house, known as the foremans house which has two bedrooms and two bathrooms is for you. This house is a great place to hide-a-way without feeling like youre isolated. The floor plan includes a galley kitchen and an open dining and living area which is accented with a native rock fireplace. The foremans house is located just a scenic stroll away from the spring-fed pools.

If youre needing room to spread out, have lots of people over and entertain, then the large main house fits the bill. The floor plan in this cedar house utilizes almost every inch of space! The house has seven bedrooms, some of which come furnished with bunk beds, and 5 bathrooms. The furnishings in the main house are all classic hand-made WR Dallas furniture. A game room with pool table, poker table, and fireplace has been added on for indoor entertaining. The long walk-in pantry comes equipped with a freezer, second refrigerator, and has room for a wine chiller. The kitchen has double ovens and serving windows which open into the living/dining area. The upstairs balcony looks out onto a beautiful view of the Hill Country that few get to experience. On the brief walk between the main lodge and the bunkhouse, lies an ideal spot to set up a skeet shooting range. The main house is also within walking distance of the outbuildings on the property, which includes a walk-in cooler, storage sheds, and a pole barn.

Just a short distance from the main house is the newer bunkhouse. Built in 2005, the three bedroom, three bathroom bunkhouse is a rustic retreat with a great view down the river valley. Its beautifully decorated in toned-down Southwestern style decor with soothing colors, well chosen furnishings and tasteful Texas accents. One wall in each bedroom is paneled with Pecky Cypress. This particular grade of cypress is hard to find and known for its unique rustic appearance. The bunkhouse was built shotgun style, and has a wet-bar room with mini-fridge and microwave between the second and third bedrooms. The covered porch is the perfect place to welcome a new day, enjoying a morning cup of coffee and a quiet conversation.

TERRAIN: The Balcones Escarpment is a giant geological upheaval, which created the Rocky Mountains of Texas. The Sundowner Ranch is positioned right in the middle of this formation with elevations varying from 1,697 ft. along the northwest boundary to 2,210 ft. along the south boundary line, a variance of 513 ft. From one of the higher vantage points on the ranch, you can look out across part of the Nueces Canyon, and see firsthand the change in elevations, the rugged hills, scenic valleys, and small parcels of open pasture land.

COMMENT: It is seldom that a large property on Ranch Road 335 comes up for sale. RR 335 is considered to be one of five most desirable motorcycle routes in the world. Indeed this area of the Texas Hill Country is one of the most scenic routes in the country. The moment that you enter the ranch from RR 335 youre given a glimpse into the impressive canyons and terrain that make this ranch so remarkable. Its rugged, serene, breathtaking, and inviting all in one place. The Sundowner Ranch is located in the middle of this beautiful mountainous country. The tree covered hills are separated by scenic limestone canyons. The winding canyon floors are covered with Spanish oak, live oak, walnut, blue berry juniper, shin oak, blue oak, and hackberry trees. During the fall, the hillsides and canyons are ablaze with spectacular colors.

A well planned brush control program has been in place for several years. The top of the ridges have been cleared of cedar. The cleared areas offer miles of views of grass covered mountain tops with scattered oak trees.

The ranch is accessible by a series of connecting ranch roads up canyons and around mountain tops. Ranch roads are accessible via 2- and 4- wheel drive vehicles. Some of the ranch roads have been marked with small street-style signs for ease of navigation around the ranch.

The Sundowner Ranch is surrounded by large family ranches. Many of these ranches on RR 335 have been under the same ownership for many years. There are two or three smaller properties adjacent to the ranch on the eastern boundary along RR 2631.

METHOD OF SALE: The houses sell furnished. Some additional items including furnishings, ranch and hunting equipment are owned privately by one of the family members, and can be purchased separately. A list of those items and equipment is available to prospective buyers. Items from that list that are not purchased will be removed from the property within a reasonable amount of time after closing.

The Seller will furnish an Owner Policy of Title Insurance with the sale of the ranch. The ranch sells subject to a deed restriction stating the ranch cannot be sub-divided for a stated period of time.

MINERALS: The Seller will retain 3/16 non participating royalty interest in and under 2,232.8 acres of land. The Seller will convey all executive rights owned and all mineral interest owned with exception of 3/16 non participating royalty interest reserved and 1/16 non participating royalty believed retained by a previous owner. The Seller does not own any mineral interest in 134.29 acres described in Volume 1 page 146, Plat Records, Real County, Texas.
