This is country typical of this part of the Texas Hill Country, rolling with low hills. The ground is fertile but rocky. There are 2 draws through the ranch which provide scenery and good elevations for hunting. Nice sized oak trees are scattered over the countryside and give an appealing appearance.
An older ranch house is still in use on the ranch. It is a frame home with 2 bedrooms and 1 bath. For guests or hunters, it also has a separate 2/1 frame cabin.
There are 2 good sized barns which are good for a variety of uses. The largest is a 50 x 50 masonry barn, with tack room, concrete foundation, and 4 horse stalls.

Whitetail deer are abundant, and no bucks have been shot in 2 years. There are exotic game species as well, a few blackbuck and axis deer occasionally. Some turkey and quail are also seen at times.
The owner will convey all owned executive rights and one eighth of the royalty interest in minerals. There is no production on the ranch presently.
