LOCATION: Terrell County Texas located approximately 110 miles west of Del Rio, TX out Highway 90 to Dryden, TX. From Dryden go approximately 18 miles north on FM 349 or 40 miles south of Sheffield, TX. The property fronts on the east side of paved FM 349 for approximately 1.3 miles. DESCRIPTION: Beautiful gently rolling hills with some large draws to rugged limestone rim rock hills with scenic bluffs. There are some big wide valleys with good soil and heavy brush for game habitat. Elevations run from 2,400 feet to 2,650 feet and there are some outstanding views. There are some wet weather creek bed valleys that produce a multitude of trees and brushes. The trees, brush, weeds, forbs, and grasses found on the ranch provide outstanding habitat for wildlife, particularly deer, bobwhite and blue quail, and turkey. The excellent tree/brush coverage includes: hackberry, mesquites, kidney wood, walnuts, catclaw, persimmon, mescats, juniper, lechuguilla, black brush, algerita, cenizo, guajilla, soto, rosin, quayacan, ochotilla, and others. Many of these are high in protein and allow for good antler growth. Grasses include black grama, sideoats grama, hairy grama, bluestem, green sprangletop, sand dropsee, and fall witchgrass. There are no neighboring easements through the ranch and big neighbors around the majority of the ranch. There are no oil or gas wells on the ranch and there is a very good road system throughout most of the ranch. The ranch has neighbors ranging from 3,800 acres to 10,000 acres. There are no mineral rights available to be conveyed and there is no oil or gas well on this ranch.
IMPROVEMENTS: The fencing surrounding the property is low fencing. The current owner drilled water well approximately 4 years ago and it is approximately 625 feet deep with a submersible pump and according to owner is a very good well. It services approximately 20 water troughs across the ranch and there is approximately 35,000 feet of poly line (most of it buried) that feeds the water troughs. A tremendously well watered ranch!
There is a very nice 3,100 sq. foot double wide mobile home approximately 4 years old. It is 3 bedrooms/ 2 baths, has a 25 x 20 wooden deck on the back of the mobile home, is fully furnished, and has an aerobic septic system. GAME/HUNTING: The ranch has an excellent deer herd with good numbers of quality Whitetail and Mule deer. The ranch has not been leased for hunting and the current owner has implemented a good feeding program and a very cautious harvesting program. In fact this ranch is under the Managed Land Deer (MLD) program which allows for special deer permits to keep proper deer ratios on the ranch.
