The timber on both of the tracts consists of a naturally regenerated pine and hardwood timber that is approximately 20 years old and is primarily pine pulpwood size with some small sawtimber and hardwood pulpwood. The property offers near term harvest potential through a thinning and nice long-term timber growth opportunity. The tract also provides a good hunting and recreation with the mix of timber types and the dense cover for wildlife with white-tailed deer prevalent in the area.

The topography of the tracts is gently rolling with no creeks or low lands. The soils consist of Ruston fine sandy loam, Pheba silt loam, Amy silt loam with some Guyton and Savannah fine sandy loam. Per the NRCS Web Soil survey, these sites are excellent for long term pine timber growth, with a reported average site index for loblolly pine of 87 feet (Base Age 50).

The eastern tract has access at the end of Ashley County Road 79 and is very close to rural public utilities, presenting the opportunity for use of the property for a home site or hunting camp.
