While there are numerous hardwoods (Live Oaks, Elms, and Red Oaks), a good portion of the ranch is covered in cedar.
Perimeter fencing is in place and is in good shape on the West side of the road. The East side does have a perimeter fence but a good majority of it is in need of replacing.
A fenced, deeded easement to a neighbor runs along the South and Southeast edge of the property.
Water: Year-round, strong-flowing, Crabapple Creek winds for approximately mile across the ranch. Just upstream from the where it merges with the Blanco River, Crabapple Creek is only 3 miles+/- in length.
