The SV Ranch in northeast New Mexico consists of approximately 22,000 contiguous acres, 17,627 of which are deeded and the balance in state lease ground. The property is roughly 50 miles north of Clayton, NM, where the municipal airport has a 6300' runway, and 10 miles west of Kenton, OK. The area receives an average of 16.8" of annual rainfall and 19.9" of snow.
CATTLE RANCHING:
This ranch is set up for a cattle operation, and the current owner is using it to run 500 cows. With 360 acres of irrigated ground, including 90 acres of established alfalfa, the ranch is self sustaining. The 360 acres are irrigated by three circle pivots. The water wells can produce 500, 450, 300, 225, and 160 gallons per minute, and there are six more wells that are cased, not being used. This ranch is set up for a cattle operation, and the current owner is using it to run 500 cows. With 360 acres of irrigated ground, including 90 acres of established alfalfa, the ranch is self sustaining. The 360 acres are irrigated by three circle pivots. The water wells can produce 500, 450, 300, 225, and 160 gallons per minute, and there are six more wells that are cased, not being used. The owner has installed over 30 miles of pipeline to carry water from the wells to large metal holding tanks, down to the pastures to smaller drinking tanks, so now the ranch can be grazed to its full capacity. Additional water for cattle is found in the many natural springs and seasonal creeks in the canyon bottoms, including the Dry Cimarron River and Travesser Creek. The whole ranch has been cross-fenced into thirteen different pastures, for rotational grazing. The perimeter and cross fences are all in good working condition.
You can even finish off your own yearlings here, as the ranch has a preconditioning yard, complete with scales, holding pens, concrete bunkers, and processing barn. The yard has six lots and can handle up to 1000 yearlings. It's located off of the paved, two-land Highway 456, near the entrance, so trucks can easily get to and from the yard. With such improvements, the ranch would equally work well for a stocker operation.
TERRAIN:
The SV Ranch sits in the Dry Cimarron River Valley, with elevations of 4700'-5800'. The terrain consists of large plateaus, 600' tall mesas, and wide valley floors. Seven specific canyons open up to and run through the ranch, including Brite, Gripe, Miller, Cooty, Dickey, Turkey, and Wildcat Canyon. The tall canyon walls and rock outcroppings create unbelievably beautiful views in all directions. Whether down in the valleys or on top of the mesas, the scenery is ever changing and inspiring.
The pastures have been managed to avoid overgrazing, and the grasses are well established, with native buffalo and gramma being predominate. The hills and mesas have pinion pine, shinoak, and cedar cover, while the more watered valleys have stands of taller hardwoods. Because of its productivity, good water, and cover, the ranch was preferred by both Native Americans and early settlers in the pre-1900 era, as evidenced by the pictographs, arrowheads, and old rock dwellings found on the ranch.
WILDLIFE:
Wildlife is abundant here, with Rocky Mountain elk, mule deer and whitetail, black bear, pronghorn antelope, turkey, and mountain lion all calling the property home. The ranch has an estimated 100 head elk herd and is permitted for six tags (3 bulls, 3 cows). While mule deer are probably 90% predominant, there are whitetails that stay on the north side near the irrigated ground. Pronghorns and turkeys run through the canyon bottoms and mesa tops and are readily seen on a drive though the ranch.
HOUSING IMPROVEMENTS:
The SV Ranch has three houses at the headquarters, which is located on the south side of the ranch. The owner's home has 3 bedrooms and 1.5 bathrooms; the manager's home has 2 bedrooms and 1 bathroom, and the guest home/bunkhouse has 2 bedrooms and 1 bathroom. All of the homes have newly-constructed large, wrap around wooden porches, updated interiors, and are in excellent condition. The owner's and manager's homes have basements too. A large shop, pipe corrals, and roping lane are also located at the headquarters.
Near the preconditioning yard at the north end sits another home, which is an adobe style house. It was recently updated too and works well to house workers.
MINERALS:
The owner's mineral rights vary on the different sections, up to 50% in some parts. All owned mineral rights will be conveyed at asking price. Exact minerals can be verified to pre-qualified buyers. There is no current production on the ranch.
ASKING PRICE:
The owner has just reduced the price to $12,000,000 from $13,000,000, or $680 per deeded acre, which includes all owned minerals, fixtures, and improvements.
