Description: The Boenig Ranch begins at the end of Cliff Rd. A small fenced trap is on the far western boundary. Moving east, there is approximately 100 ac. of quality farmland, suitable for cotton or milo. This area is open to the road with no fence. The Mission River which begins west of Refugio is the northern boundary of the ranch meandering for over 2 miles. The river is so wide that there is no fence on it although the habitat is fenced off from the farmland. It is a natural barrier and navigable by kayak or boat. There are three large bends in the river with easy access to two of them. The ranch has an incredible view of the river at a bend in the northern corner where a high cliff overhangs the water.
A peninsula in the northeast corner of the ranch is bounded on both sides by the river with large trees and grapevines. At the end of the peninsula, there is an area where you can easily access the river. The north portion of the ranch is lower than the field with a huge canopy of native trees. A giant live oak is in this area. According to the owner it is supposed to be one of the largest single-trunked oaks in Texas. This area while excellent for hunting or wildlife viewing appears be in the 100 year floodplain. This is some of the finest habitat for turkey, deer, feral hogs and birds that we have seen.
Improvements: There is one small set of pens. Fences are fair.
Minerals: This is a surface sale only. There is one producing well, a tank battery and a pipeline on the eastern edge of the ranch. It is accessed by the easement road.
Comments: The Boenig Ranch is truly unique because of the beautiful meandering Mission River. It needs to be viewed in person to be appreciated.
