Location: The property is located southwest of Dryden and is directly south of the Terrell County Airport. The ranch is accessed from two private roads directly off of Highway 90.
Description: The terrain varies from gently rolling on the north end of the property to high hills and deep canyons towards the south. The Rio Grande River forms the southern boundary of the ranch for approximately 6 miles. High cliffs tower above most of the river frontage with thick brush-covered “vegas” lining the banks themselves. The river can be reached on foot in several locations. In addition, the dramatic Sanderson Canyon runs for approximately 12 miles along the eastern ranch perimeter. Vegetation is typical low West Texas brush.

Wildlife: Mule deer, whitetail deer, and javelina are found in great abundance on the ranch, and the Rio Grande offers tremendous fishing opportunities.
Water: There is one well with electric pump at the headquarters and at least 11 windmills scattered across the ranch.
Improvements: Improvements include an old rock headquarters with a barn and several other outbuildings which need some updating and would make a perfect hunting camp. The ranch has old perimeter fencing as well as interior fencing to create 12 different livestock pastures.
Remarks: This enormous yet conveniently located Rio Grande River ranch is a truly remarkable and rare find in today’s hot West Texas market. At a fraction of the cost of most riverfront properties, the D.J. River Ranch will not be available for long!
Minerals: Seller will convey all minerals owned; exact mineral conveyance to be determined at time of new title commitment.
