FLAT BRANCH ranch is located just over 2 miles from the city limits of San Saba, yet when you go through the gate you feel like you are many miles from the nearest civilization. Most of the cedar has been cleared and Live Oak trees cover this ranch from fence to fence. The terrain is gently rolling to steep with several large areas that are almost level. There is also a small field, about 15 acres, that is ideal for growing hay or planting a food plot for the deer. The ranch has an exceptional turf of native grasses that are very high in nutritional value for the animals.

A small spring of fresh water gently flows into one of the draws providing drink for the wildlife and livestock. There is also a hand-dug water well with an old windmill that, when in good working condition, pumps water into a small rock-walled reservoir for storage. This was once an old pioneer home site along the banks of Flat Branch.
From the hilltops you can see for miles and they offer some really nice sites to construct a cabin or home. Other than one tin shed, there are no other buildings on this ranch, so you are free to decide where that cabin or home will be built. There is no electrical service on this ranch and it is at least a mile to the nearest line. There are numerous good water wells on the neighboring ranches, so well water should not be hard to get.
About 2 miles SW of San Saba by way of an easement road that is about 2 miles off of CR 302.
