Laney Road is along the western boundary of the tract and provides excellent access. Junction City is just 3 miles to the east and El Dorado is less than 20 miles to the north of the property. This property is suitable for a house site and rural utilities are nearby. The timber on this property is mature natural pine sawtimber that has a hardwood pulpwood understory. The standing timber on the tract offers immediate income potential from a timber sale. This property is better suited for a rural home site than it is timber investment due to its small size.
Timber Inventory: A timber inventory has not been conducted. A site visit to the property by Kingwood Forestry Services, Inc. was conducted on August 6, 2014 and based on this visit our forester made an ocular estimate of approximately two (2) loads of mature natural pine sawlogs per acre. Any potential buyer should visit this property and make their own determination of timber volume.
