The topography of the tract is gently rolling with Guyton soils closer to the creek and Savannah and Pikeville fine sandy soils in the higher elevations. The NRCS Web Soil Survey reports the average site index for Loblolly Pine at between 80 and 90 feet (base age 50). These good soils make this an excellent site for long term timber investment in the planted areas. In addition to timber the property offers good hunting and recreation.
