Beech Creek-Meadows
Location: Property adjoins the city of Mt. Vernon, Or. on Highway #395 and goes
north. It is approximately 120 miles south of Pendleton, Or. and about
6 miles west of John Day, Or. Highway #395 is on one corner.
Size: 301 Acres ….about 41 acres of irrigated meadow from Beech Creek.
Water: Beech Creek runs through part of the property. Part of it was dry this year
(the only time residents have seen it dry). There are springs on the land.
There are water rights for approximately 28 acres of meadows.
Characteristics: The land is accessed next to Highway #395. It is flat with
meadows by the house and along Beech Creek. That is where
the irrigated ground is. It goes from there(about 2400’) up to
rim rocks and a few flat places on top(about 4000’). There are

brush and willows along the creek. At the higher elevations you
have absolutely outstanding views of Mt. Vernon and the
mountains.
Wildlife: Chukars and quail reside by the creek or on the mountain. There are elk
and deer on the property also. I personally have seen them there-in fact
I saw about 15 cows and a very nice mature bull to the south and east of
the main house. If you planted alfalfa in the irrigated meadows you
would have to fight the deer and elk to keep them out. It is the perfect
spot for the green magnet(alfalfa)! You will have a great spot to view and
hunt for birds and big game.
Improvements: There is an older home with beds and bath. It has been lived in
for years but is not the Taj Mahal. There are barns, sheds, and
outbuildings. Fences surround the property. It is in a nice setting.
General Thoughts: This is located in Grant County which is seen as somewhat
secluded. There is one traffic light in the county. We do have
a state of the art hospital that was just recently built. Also we
are pretty conservative and have a county government that is
not adversarial to the population. The weather is very mild-
little or no snow. Summer temps can be warm but it always
cools off in the evenings. The culture is about 30-40 years back
as to helping, friendliness, and cooperation. These are good
people!
