A lot of hard work has gone into the improving of this active cattle ranch and can be seen as you drive over it. The terrain is gently rolling. The ranch is divided into 6 pastures with at least one stock tank in each pasture to provide water for the livestock. There is a total of about 65 acres of coastal bermuda grass and 31 acres of Tifton 85 grass. The rest of the ranch has a good turf of native grasses with some KR Bluestem interspersed throughout. Since this is a working cattle ranch and grass production has been the main objective, the ranch is mostly open and cleared of brush, but some tree and brush cover has been left to provide habitat for the Whitetail deer, turkeys, quail and dove.

The ranch improvements include a large metal barn and shed that provides a place for storage of feed and equipment as well as shelter for livestock. There is also a good set of pipe working pens attached to the barn. The fences are good and some are new.
The residence is a very nice 2-story ranch house and is less than 10 years old. It is spacious with 5 bedrooms & 2 bathrooms. Two bedrooms are upstairs and three downstairs. One of the bedrooms is currently being used as an office. The bedrooms all have carpet floor covering. The living area has an open floor plan with beautiful ceramic tile floors. This area includes the living room, dining area, sitting area and kitchen. The modern kitchen is conveniently designed with an abundance of cabinet space and a serving bar. The sitting area has a wood-burning stove to sit around and visit or read a book.
