The farm is cross-fenced into two pastures, with approximately 170 acres in cultivation on the south side and the balance in grass. 92 acres of the pasture was once in the CRP program and could be broken out into cultivation again. A four-tower T-L irrigation pivot is set up on the 170 acre field; by moving it across four different pivot stations, 120 acres of the field can be irrigated. These stations allow you to raise different crops on the farm, or the field could be cross-fenced further to rotate cattle with the pivot. The pivot is fed from one irrigation well with an electric pump; the well can produce 200 gpm of pressure. Other new wells have been dug on the property as well, that have tested at 180 and 130 gpm. The soils are sandy loam, great for growing wheat, cotton, coastal bermuda hay, alfalfa, peanuts, or melons. In 2012, the owner cut 35 bushels/acre of wheat on the farm.

A set of pipe working pens are here for cattle. A pond, which is fed from a line from the irrigation well, is in the pasture and can be used to water livestock or horses. A three acre tree grove in the pasture provides a secluded place to build a home, and electricity is already ran back to it. The native pasture has wild plum and yucca. The terrain across the ranch is slightly rolling, with the 170 acre field being more flat than the rest; the pasture has some large sand hills on the north side. The perimeter of the whole property is lined with tall shelterbelts, which help block the wind and creates privacy.
