Property Summary:
Brushy Oaks Ranch is a 331 /- ac ranch with a 1,924 /- sq ft home located in the NE corner of Stephens County, OK. The ranch is located only 2 miles south of Hwy 29. The main entrance to the ranch is located on the NE corner of the property along the county road. About a quarter mile back off the road from the entrance it the setting for the home and shop. The home has a nice open floor plan with stainless steel appliances and a rustic pine finish. Just off of the dining room is a covered patio with a really nice view of the timber to the east. The improvements are in a great location for staying out of the deer habitat but still conveniently close for living on the property or using it as a weekend home and hunting property. On a warm summer night I would be down at the pond just below the house with a baby torpedo on my line trying to provoke a nice largemouth. In the fall any one of the ponds could be the watering spot for those doves just before they head off to roost for the night. These are ways I would use the property when it wasn't deer season but after October 1stit time to get serious. This ranch lives up to its name because it's covered with Post Oak and Blackjack Oaks with persimmons and plum thickets mixed in. The entire property is gently rolling and has some spectacular views due to the elevations change. Several runoff creeks are present and drain into two main draws. These drainages provide excellent browse and travel corridors for those trophy bucks cruising for does. To understand the potential that exists for quality deer on this ranch there are several factors that must be taken into account. First of all the property has less than 1/4 of a mile of road frontage. This means it's quite secluded and the opportunity to manage deer increases. Second, it is bordered on two sides by two separate 3,500 ac neighbors. Third, there is a large block of timber on the eastern portion of the ranch that connects the big neighbors and serves as an obvious travel route between the large blocks of timber in the area. Fourth, there are approximately 12 square miles to the west, south, and east of the property with no public roads through them. These are all fantastic qualities when you're looking for a hunting property that will produce quality animals but most hunters need more convincing. Since 2008 I have personally been hunting the property that borders this ranch to the east. In my mind there cannot be any better representation given on a property than when someone has personally spent countless hours in the stand or pulling camera cards observing and documenting the wildlife.
