Water; The ranch has several ponds and a Springs Hill Water Service Corporation water meter at the front gate.

Improvements; The ranch is fenced with fair to good quality exterior fencing and cross fenced with fencing that is in excellent condition. There is a small implement shed on the property for storing vehicles, tractors and implements.

Minerals; The owners believe to own the minerals and will reserve 75% of owned minerals and convey 25% of owned minerals. There is no current production on the property. At the time of this publication the owners are waiting to receive a mineral opinion from a local attorney.

Vegetation; This ranch has Live Oak trees, Cedar Elm, Mesquite, Hackberry and other native trees. Grasses on the ranch are mostly native grass types. The property also contains numerous brush species that are good shrubs for wildlife nutrition and cover that include Brasil, Granjeno, Texas Persimmon, Whitebrush and other brush types native to the area.

Taxes; Current wildlife valuation taxes are about $488.00 per year.
