Sundance East is a 356 acre grazing farm located 12 miles northeast of Newport on the south side of Route 42 in Craig County, Virginia. The farm consists of six tax parcels: 94(A)29A-5.06 acres, 94(A)70-13.4 acres, 94(A)26-26.8 acres, 94(A)31-101.9 acres, 94(A)30A-41.3 acres, and 94(A)33- 168 acres. The property has significant road frontage on Route 42 and there are currently two main access points from Route 42.
Approximately one half of the farm consists of rolling pasture and hay land with the balance in three primary woodlots. The pastures and hayfields are well maintained with little to no encroachment by invasive species. The fields are remarkably free of rock outcrops given the geographic location the farm. The woodlots are fenced and it is likely that the property is under a forest management plan. The woodlot on the northeast of the farm supports sawtimber size yellow poplar, northern red oak, black oak, chestnut oak and white oak.
The farm is well fenced and set up for managed rotational grazing with Mirafont watering troughs strategically located within each grazing unit. A modern cattle handling facility and office complex complements the farming operation.
There are several impressive improvements on the property. The main house is an attractive 3 bedroom post and beam structure with an office/sleeping loft. It is nicely sited with a southern exposure. A barn is located near Sinking Creek and has been nicely renovated to facilitate entertaining. A single story well maintained tenant house is also located on the property. The previously mention farm office building consists of offices, conference room and shop area, as well as the cattle handling structure.
