LOCATION: Central Eastern Oklahoma in LeFlore County. About 7 mi to the town of Hodgen which has a school, churches and store. About 10 miles to the town of Heavener. About 25 miles to the city of Poteau. About 50 miles to the city of Ft. Smith, Ark. Dallas is about 4.5 hrs. Oklahoma City is about 3 hrs. Tulsa is about 1.5 hrs. This land is at the base of Blue Mountain, which is one of the many mountains in the Kiamichi Mountain range in SE Oklahoma. The land is bounded on 3 sides by the 1.5 million acre Ouachita National Forest. Forest land is open year around to the public for hunting, camping, hiking and horse back riding. In addition to the National Forest, there are numerous large tracts of similar land in our area that belong to timber companies.

LAND: This property is at the end of a section line road. Since there is no dwelling on the land, the county does not keep up the road. A buyer will have to keep the road open for his own use. The distance from the county road service the area to the property is an estimated 150 yards. The road is kept private by a cable which is locked to prevent public access to this land. The land is mostly gently rolling with lots of level areas and the terrain elevation varies about 200 feet estimated (consult topo map attached to this info sheet). There are lots of good spots to build cabins or event a permanent home, but this would have to be an off-grid type home since electric service is at least mile from the property. The land is all wooded with many types of hardwoods plus a good crop of pine trees. The owner reports the timber at current lumber prices has a value of about $10,000.
WATER: There is a good pond on the land for livestock water or fishing. There is a mountain creek that crosses the entire property. It has plenty of water as of the writing of this info sheet, but we do not know if the creek has water during a dry season. Average rainfall in this area is about 45 to 50 inches per year.
