Historic Dugout: The dugout was built in the 1860's by pioneers as a shelter from the Indians and the elements and served as a trading post for travelers. The dugout, built with adobe bricks and native rock, has two-foot-thick walls, a dirt floor, a fireplace, two windows, plus a pottery chest of old shards gathered from around the area inside. The previous owners covered the dugout with a metal roof to preserve the structure. This dugout is truly a piece of history and has been used as a gathering spot for guests for years.

Cabin: The 250 square foot cabin is solar powered and has two beds, a wood burning stove, a window unit ac, interior lights, and can be used as an overnight hunting blind. The cabin has panoramic views and sits above a stock tank. A 150 square foot utility shed is located outside the cabin.

Topography: The topography is hilly with views in every direction.

Water: There are six stock tanks on the property; a 1.5 acre fishing pond stocked with bass, another half acre pond with a covered picnic area and campsite style grill. Water to the improvements is supplied by Callahan County Water Supply.

Cover: The excellent native grass and forbs on the ranch provide exceptional cover for wildlife. The mountain top is covered with giant bluestem grass, and the prairie along the mountain base is covered with mature post oak, red oak, and live oak motts, as well as mesquite and cedar trees. An 8-acre field was once planted in wheat but is currently covered with native grass would be an excellent food plot. The ranch has only been hunted over the last 10 years and there have been no cattle grazing during that time.

Utilities: Electricity is provided by Taylor County Electric Cooperative. The gathering lodge has a propane tank for the kitchens range/oven.

Minerals: The seller does not own the mineral rights. Currently, there is no mineral lease, nor production on the property.

Wildlife: The ranch has an abundance of wildlife, including deer, turkey, dove, and hogs.

Access: The gated entrance to the ranch is off County Road 470 (a well-maintained gravel road) and on the ranch, a nice gravel road leads to the mountain top.

Rainfall: The average annual rainfall for this area is approximately twenty-four inches.

Fences: The property does have good/excellent six-strand barbed wire fencing.

Taxes: This land is agricultural exempt. The taxes on the improvements and 4.72-acre track where they are built were $6,519.27 in 2021.
