Improvements: The ranch is high fenced on 3 sides & low fenced for 14.5± miles on the west boundary. There are 2 sets of working pipe cattle pens, includes sorting gates, palpating chutes, 3 water lots in each, adjustable loading chutes, capacity of 2500 head of 5-weight cattle. Cattle pens are 6-7± years old. Each set of pens has 300 acre of improved traps around them.

Water: There are 7 water wells, of which 4 have windmills, 1 has a electric submersible pump & 2 run by generators. On the north end of the ranch, water is supplied to 30 water troughs by a submersible pump in a large lake. There are 20 tanks & 4 lakes that are over 20 acres when

full. Imperialis Creek & Elm Creek traverse through the ranch providing good drainage.

Vegetation: This ranch has all the necessary brush needed to grow very large deer. The ranch has great brush diversity including guajillo, black brush, guayacon, white brush, huisache, guajillo, prickly pear & many more species. Trees consists primarily of mesquite trees, but few

Elm & Hackberry can be found in the creek bottoms. There are two 300± acre fields planted in Buffel grass & Klein grass. There are several lagunas, which are fairly open low-lying areas that will pool large bodies of water in wet times, but after rain, they also grow onions.

Wildlife: Truly a hunters paradise. This wildlife preserve is a sportsmans dream. This ranch offers some of the best hunting South Texas has to offer. Maverick County is renowned for producing very large trophy class wildlife. Add 25 years of management, great brush diversity

and water & this ranch is in a league of its own. The ranch has produced several deer over 200 B/C & many over 180 B/C. The deer herd is outstanding, quail & turkey are abundant. Hogs, javalina & small predators roam throughout this wild ranch. The lakes offer great dove & duck hunts. Bass fishing is available year-around. Large bass have been caught over the years due to the management of some of the lakes.
