This ranch has fantastic views of Choke Canyon Reservoir. The ranch is primarily regrowth with stands of old brush and native grasses throughout the property. There is an older home near the center of the property overlooking the lake. Two large ponds on the property are stocked with bass and catfish. Good cross-fencing and several old barns are also on the property. The north fence borders the 1,100 acre Calliham Unit State Park, the west fence line borders the town of Calliham, and the east fence line borders the Daughtery Wildlife Management Area. There is approximately 1 mile of hwy 72 frontage.

Wildlife on the ranch is outstanding. Deer hunting is fantastic with the State Park and the Wildlife Area as neighbors, it is like having huge low fenced neighbors that do not allow deer hunting. Turkey, quail, hogs, dove and ducks are abundant.
