IMPROVEMENTS: The perimeter along Hwy. 277 is low fenced for approximately 3.75 miles. The remainder of the ranch is high fenced, which is just under 12 miles in length. WATER: This ranch has 8 tanks or lakes of which 5 are close to 30 feet in depth. The largest lake is 15-20 acres, with several others 3-5 acres. The ranch has major drainages traversing through the center of the property. Saus Creek and Rosita Creek both traverse the ranch providing good drainage for the tanks and lakes, and cover for wildlife. There currently is not a water well on the property, but test holes were drilled in 2013 to find water. Water was found on the property; water was found at 45 feet and 4 GPM. The owners will convey the reports to Buyer.
VEGETATION: This ranch has all the diverse brush species necessary to grow very large deer. Brush species include Guajillo, Guyacon, Blackbrush, Granjeno, Whitebrush, Persimmon, Huisache, tasajillo, prickley pear, etc. Elm and Hackberry trees can be found on the creek drainages and mesquite trees are scattered across the ranch.
TERRAIN: This property ranges from gently rolling hills to low lying creek bottoms. Elevation change of 50 feet.
WILDLIFE: This ranch offers low fence native hunting at its best. This property isuntamed and truly wild. The owners have never leased it, or used deer blinds on the feeders. Due to the water and excellent brush diversity, this ranch produces an abundance of native wildlife. There has been no hunting pressure on the property, so wildlife is abundant.
