After the cars came along, the Lodge built from logs served as a gas station for horseless carriages until about the 1930's. In recent years the Lodge was a steak house with two facilities for bars and gambling. Right now the Lodge is vacant waiting to be livened up again by the new owner. The post office is still in the building though, paying $500 a month rent; the home is rented month to month for the same amount. This is the only property in Wapiti which is zoned commercial, so if you buy the Lodge, you ARE the town of Wapiti!
The Lodge has a built in bar, which would also make a great shop counter. The big room in front could easily have a vaulted ceiling, I climbed in the attic above and it wouldn't take much to take the ceiling out and giving the Lodge a more airy feeling. Behind the front room is a commercial kitchen, which would have to be modernized in order to be functional again. Down in the basement are living quarter for the hired help with 4 bedrooms, 2 bath and a common area. To make those rooms livable and the bathrooms functional again, the septic would have to be converted to a dousing system which pumps the water away from the building. Out back is a large room, which also served as a bar. The two buildings are connected by a sky walk.
Zoning will allow for cabins along the tree line to the west of the property and if you are ambitious, you could arrange tent sites along the river for the summer, there are outdoor facilities for campers as well. There are two strong (25GPM) wells on the property with excellent water and a spring.
This building doesn't have to be commercial though; you could toss out the post office and make it a private residence. Or you could make it into a youth hostel, an art gallery, a convenient store, a pottery shop and maybe it could be a gas station again. Your imagination is the limit!
The five acres are actually two tax parcels. One with the home and the cabin and the other with the lodge. The annual taxes on lot 1 are $1,985 and on lot 2 $2,395.
