Dallas 40 Tract - The NE 1/4 of the NW 1/4, Section 35, Township 7 South, Range 13 West, +/- 40 acres, Dallas County, Arkansas.
The timber on this tract consists of about 9 to 10 acres of well-stocked 5 to 6 year old pine plantation on the upland portion of the tract. The planted pines are between 10 and 15 feet tall on average and offer good long term growth potential. The remaining acreage consists of natural pine and hardwood regeneration of about the same age as the plantation and is on lower lying soils. The eastern portion of the tract has some scattered cypress timber. The diversity of timber types provides a great natural habitat for deer and other wildlife and offers great hunting and recreation opportunity. The tract is located between Sheridan and Fordyce, Arkansas, just east of Highway 167 and close to the Saline River bottoms.

The topography of the tract is generally flat to gently rolling with about 2/3 of the tract in lower lying areas with primarily Guyton soils and the remaining 1/3 of the tract having upland Savannah fine sandy loams. The NRCS Web Soil Survey reports the average site index for Loblolly Pine between 81 and 90 feet (base age 50).
